This is not true at all. Giving a yes/no determination for
Mello-Roos districts is only the first step. Sellers of property
must also provide Notices of Special Tax describing
each of the Mello-Roos districts the property is in. These
notices are part of the legal
disclosure requirement.
Additionally, since the passage of Senate
Bill 1122, property sellers must also provide disclosure
for 1915 Act Special Assessment Districts, including Notices
of Special Assessment. Without these disclosures, the seller
is in violation of California's property disclosure laws and
subject to liability.
